Wood Floor Refinishing – A Cost‑Effective Way to Give Old Floors a New Life

After ten or eight years of use, wood floors often show scratches, wear, and faded colour, looking old and tired. Many people's first reaction is to tear them out and replace them. But in fact, most solid wood floors and some engineered wood floors with a sufficiently thick top layer can be given a new life through refinishing. The cost is only about 30–50% of replacing the floor, and you don't need to move out or demolish existing structures – it is very economical. The basic refinishing process includes: sanding, filling, applying finish (varnish or oil), and buffing.

The first step is sanding – the most critical part. A professional floor sanding machine is needed, using progressively finer grits (from coarse to fine) to remove the old finish and surface scratches. Sand evenly to avoid local over‑sanding that thins the planks too much. After sanding, vacuum up all dust. Then fill cracks, nail holes and small gaps with wood filler tinted to match the floor colour. After the filler dries, do a fine sanding again.

Next is applying the finish. If using varnish (polyurethane), use a dedicated floor varnish. Apply by roller or brush, typically two primer coats and one topcoat. Lightly sand between coats after each dries. Water‑based varnish is low‑odour and environmentally friendly, making it the top choice for home refinishing. If using hard wax oil, wipe or brush it on. Hard wax oil penetrates the wood, preserving the natural grain feel, but it is less abrasion‑resistant than varnish. The final step is buffing with a machine and a white pad (or by hand with a soft cloth) to achieve a soft sheen.

A few points to note: Only floors with a thick enough solid wood layer can be refinished. Laminate flooring has a thin wear layer and basically cannot be refinished. The sanding process creates a lot of dust, so take protective measures and ventilate well. Allow at least 48 hours after finishing before using the floor.
